Site & Operational Requirements

Site/Real Estate Characteristics:


There are several distinctly different types of Port City Java® café sites that can be considered. They are a “downtown” or “city center” location, an “office park” location, and a “commuter” location. Critical to the first two is daytime working population in immediate proximity to the physical site. Critical to the Commuter location is morning traffic, visibility, and accessibility.

 
General Site Criteria - Office Park & City Centers
 
  • Significant foot traffic and ease of access
  • Daytime (work) population of at least 8,500 in
    1 mile radius
  • 1200 - 1700 square feet
  • With options, 10 or more years
 
General Site Criteria - Commuter Locations
 
  • Morning or "to work" side of street
  • End-Cap Drive-Thru Capable
  • Traffic minimum of 20,000 at primary entrance
  • 1000 - 1500 square feet
  • Excellent ingress/egress
  • No power or lifestyle centers
  • With options, 10 or more years
 
Optional Criteria
 
Each franchised coffeehouse location must be managed and operated by a unit level experienced foodservice manager, who we must approve, and who must attend and pass the full training program in Wilmington, North Carolina. The training and certification program will be required for all café managers, new and replacement.
